10) Memphis, TN

Memphis is well known to the country for its mark on Barbecue, the Beale Street Blues Clubs and the historical importance in the Civil Rights Movement. Oh, and there is this little known guy named Elvis and his estate of Graceland. Memphis carries with it a romance of the south bordering the hill country of Arkansas and Northern Tennessee, the bustle of the Mississippi River and of course, an entrance into the Southern Delta. It’s a hodge-podge of southern charm that romantic writers have been using as a muse for centuries.

With all the great charm of Memphis, you would expect an above average cost of living. The slower economy in past years has kept prices down, However, with an increase in millennials stepping away from the coasts and looking for a nice city to settle down in, Memphis has found a bit of a resurgence at bargain prices. The median household income is one of the lowest on this list at around $35,000, however, the earnings to home prices is still attractive with a median home at $90,000. Memphis is primed for freelancers, artists and the changes the millennial generation is bringing to the job market. Oh, and if this hasn’t already convinced you, what if there were no state, county or city income taxes, which there aren’t.
