7) St. James

On the coast, about 30 miles south of Wilmington, St. James is an active community of both retirees and young families living in the beautiful wetlands of Brunswick County. The 4,500 residents enjoy 6,000 acres with a full-service marina, beach club, golf courses and tennis courts. The entire town is part of a gated, planned community called St. James Plantation with an average income of $50,567. There are several neighborhood and housing options within the community, including condos near the marina, lake houses and beach cottages. The median age is 65. Where to Retire magazine named it one of the 50 best master planned communities in the United States. St. James incorporated as a town in 1999. It operates separately from the city of Southport, a popular location for filming popular television shows such as “Dawson’s Creek” and “Under the Dome.”
